Please note, that by placing a reservation, you confirm that you have both read and agreed to the terms of reservation.
Pajuranta Holiday Homes is VAT registered with the exception of Villa Tarula. Reservations can be made directly via the homepage (pajurantaholidayhomes.com), Booking.com, Whatsapp / Messenger, e-mail or telephone. For reservations that are under 1000 euros, the reservation fee is 200 euros, and for reservations that are over 1000, the reservation fee is 500 euros.
The total sum for the reservation is to be paid one month before the reservation is to begin. Reservations that are made less than one month before the reservation is to begin, the total sum of the reservation is to be paid all at once. We will send the invoices via e-mail, so be sure you entered your e-mail address correctly. A mutually binding tentative contract is entered when the reservation fee is paid, and the final contract is created when the customer has paid the total sum of the reservation.
Our villas (with the exceptions of Villa Mushroom and Rock Saimaa) are available for reservation throughout the year. From Midsummer until the end of August, and during the New Year’s Festival season we mainly accept reservations for a minimum period of one week.
Driving directions to the reserved villa will be provided during the billing process via e-mail.
Arrival and departure
Normally, the villa will be available starting from 16.00 on your arrival day, and the latest departure time is 12.00 on the day of your departure. When separately agreed upon, especially for reservations during autumn and winter, we can accomodate different requests. If, upon your arrival day, there is no current customer departing, your arrival can be as early as 12.00. If, upon your departure day, there is no new customer arriving, your departure can be delayed to 18.00. These deviations from the normal arrival and departure times are to be agreed upon the day before your arrival and the day before your departure, as to not inhibit our ability to accept new reservations for the villa.
During the COVID-19 outbreak we will open the doors before your arrival. The key(s) can be found on the coat rack. If you need several keys, please ask for them before your arrival.
Your stay at the villa
Free use of the villa and its surroundings is included in the rent price. The rent includes furniture, dishes, bedding (either you bring your own linen or pay a 10 € fee / person and we’ll provide the linen), rowing boat, safety vests, firewood. Additionally, at Villa Rantakallio and Villa Niemelä, the use of the outdoor jacuzzi is included in the rent, and at Villa Norppa the use of the outdoor hot tub is included in the rent. If you have any questions related to the use of the villa or its surroundings, don’t hesitate to contact us! We will advise as best we can; our goal is to offer You a very enjoyable and pleasant holiday!
Combatting slipperiness and wintery conditions
During your stay at our villas, you are responsible for combatting slipperiness on the villa grounds as you see fit. Sand and crushed stone are provided on the grounds, and should they run out, you are obligated to let us know, so we can fill the containers. During slippery times (winter, autumn, especially if it’s raining), entering the jacuzzi, hot tub or hole in the ice requires extra care. Should you slip and fall, you are obligated to let us know immediately, so we can provide assistance! Should you choose to not inform us of such an event, we assume no responsibility for the accident. Should you be under the influence of alcohol or other intoxicating substances, we assume no responsibility whatsoever if you have an accident. Please, take care and be careful!
Fishing permits are not included in the rental price. Please remember to purchase your personal fishing permit provided by the Finnish government! For Villa Norppa, Villa Saimaa and Villa Raikala, we have pre-purchased net fishing permits for 2 nets. We sell fishing permits for trolling and ice fishing for the Joukio fishing area.
It is forbidden to smoke indoors in any of our villas. There are designated areas for smoking outdoors.
For an additional fee, Villa Tarula, Villa Rantakallio, Villa Niemelä, Villa Red House, Villa Raikala, Villa Mushroom and Rock Saimaa are pet-friendly. Villa Saimaa and Villa Hiekkaranta are only for small pets, and only when agreed upon separately beforehand. Villa Norppa does not accomodate pets of any kind. The additional pet fee is 30 € / weekend and 50 € / week per pet.
Cleaning and cleanliness
Cleaning at the end of the renting period is not included in the rental price. For an additional fee, you can order the departure cleaning from us (Villa Rantakallio 150 €, other villas 100 €). Ordering the departure cleaning must be done no later than the day preceding your departure. During the rental period, you are still responsible for the overall cleanliness. Instructions for the departure cleaning are on-site in the villa folder. Please note, that even if you order the departure cleaning from us, you are still responsible for taking out the trash and putting the dirty dishes in the dishwasher. If you have clearly neglected your cleanliness responsibilities, we will have to order a special cleaning from a cleaning company, and you will be responsible for paying the bill for it.
- make the beds → if you rented the linen from us, please remove them from the beds first!
- take out the trash and place new trashbags
- put the dirty dishes in the dishwasher
- check that no windows were left open
- check that there are no trash on the yard (this includes any pet droppings!)
- place the furniture to their original places
- clean the small appliances in the kitchen (e.g. coffee maker, toaster)
Cleaning at the end of the rental period
Cleaning at the end of the renting period is not included in the rental price. For an additional fee, you can order the departure cleaning from us (Villa Rantakallio 150 €, other villas 100 €). You do not have to pay the fee if you choose to do the departure cleaning yourself.
If you choose the departure cleaning yourself, do these:
- take the carpets outside and dust them
- vacuum and mop the floors
- wipe the tables and tabletops with a wet cloth
- do the dishes and put them in their right places
- wash the wc’s and the sauna
- wash and wipe the visible stains on the walls
Trash and recycling
Dry garbage (cardboard boxes and such) and mixed garbage.
The villa is rented only for the agreed amount of people. Extra beds and/or mattresses can be provided upon separate agreement.
The customer’s right to cancel or postpone the rental contract
The customer has a right to cancel the reservation up to one month before the reservation period begins. The customer is obligated to announce the cancellation without delay in writing, via e-mail. The reservation fee will be then returned to the customer, deducted by a 100 € for the cancellation. If the cancellation comes in later than one month from the start of the rental period, we will not return the rental sum to the customer; however, if the reservation situation allows it, we will happily offer to move your reservation to a later date. Should you have an insurmountable obstacle and can’t come, for a 50 € fee you can also transfer your rental period to a person of your choosing.
Pajuranta Holiday Homes’ right to cancel the rental contract
Pajuranta Holiday Homes reserves the right to cancel the rental contract should the villa in question be for some reason or another damaged beyond repair, or if the repairs cannot be completed quickly enough. Should this situation arise, we will primarily offer another one of our villas (equally equipped, or better) as a replacement. If we cannot provide one of our own villas as a replacement, we will find you a suitable replacement nearby. If we cannot provide a satisfactory solution for you in this matter, we will happily issue a full refund.
In the event of a insurmountable obstacle, the customer is entitled to a full refund of the rental price. Pajuranta Holiday Homes is not liable for a cancellation that is due to a force majeure or another highly unanticipated event, such as natural disasters, disease outbreaks, war, workforce strikes and other such events.
Accidents and damage repairs
The customer forfeits their right to claim a fault if the fault is not reported to Pajuranta Holiday Homes within a reasonable amount of time when the fault was, or should have been, spotted. If the fault can be corrected during the rental period, the fault must be immediately reported to us, so we can correct it. Pajuranta Holiday Homes is obligated to correct such faults without delay, and with its own expense. Pajuranta Holiday Homes has the right to refuse correcting faults if it would cause unreasonable expenses or impairments. The customer has the right to refuse the correction of faults, if it would cause the customer substantial impairments.
If the fault is not corrected without delay at the expense of Pajuranta Holiday Homes, or if the fault is not correctable, the customer is entitled to a price compensation equalling the fault. If the customer refuses the correctional measures that are carried out without substantial impairments, the customer forfeits the right to a price compensation.
The customer is obligated to inform us and compensate the damage caused to the villa, the furniture and/or the surroundings
Pajuranta Holiday Homes and the customer will primarily solve any disputes outside the courts. If the negotiations do not result in an agreement, the dispute will be settled in the local (South Karelia) district court. Finnish laws apply to this and all contracts between the parties.
We recommend having both holiday and accident insurance active during your holiday.
